I use to shoot at this property when the original owner and developer was still alive (RIP Brother Marc). It was at one time a private air strip.

I met so many people from all walks of life here. Some of which I am still in contact with to this day. If you are one of those people from the CC Crew ✊.

There is a paper and steel pistol range. And, if I remember correctly the rifle range stretches out to almost half a mile.

The views are spectacular, if you have $4.5M burning a hole in your pocket this is it.

I knew what the original owner, who is no longer with us, paid for it before transforming into what it is now. What he paid is probably on that Zillow listings history. I believe it is corporate owned now, or at least owned by more than one person. If or when it gets sold again it will probably be to another corporation or more than one person/ entity. I don’t see an individual paying that much for a shooting playground. But some people do have it like that so I guess anything is possible.

It is an exceptional property. It was originally going to be a training facility similar to a Gunsite, of which the original owner was a regular patron of. He had a ton of issues with his neighbors who squatted on the land adjacent to that property. It turned into a huge legal and administrative mess and never launched. It ended up being a private range that people from all over the world came to, and used. It was a very eclectic group. Sure, there were lots of wealthy people, but there was also a lot of blue collar working class people that the owner would host as well. People from all walks of life. The original owner, though fairly wealthy himself, was actually a very humble and kind man. Even though he suffered from polio early in life he was an exceptionally good marksman and a walking gun encyclopedia. He was often brought in as a firearms expert to give testimony in court cases within SD County.

If I'm not mistaken, it's wildfire central out there. I also wonder if you can get homeowner's insurance at that location?

It is wildfire prone. The property water resources were actually available to Alpine Fire Department at no cost when the original owner was there. There is a pond and a large water tank on the property as well as a functional air strip. The fire hazard is extremely high as you suggest. I’m sure the insurance is a fortune. Notice the structures are very modest. No way someone puts a high end luxury home up there. The original owner kept a home in Kearney Mesa too.
 
I could transfer my current $1300 prop 13 property taxes rate over to that place if I could get a couple million extra to buy it. Then I would do a reverse mortgage on it and live off that tax free.
